Moving Out & Your Deposit
Deposits don't disappear into mystery — they get spent on things this checklist prevents. Here's how to get yours back whole.
The short version: decide by the 60-day mark (renewal requests are due in writing 60 days before lease end), clean to the checklist, return every key, and leave a written forwarding address. The deposit is not your last month's rent.
The 60-day decision
- Staying? Send a written renewal request at least 60 days before your lease ends. If we offer a new lease, you'll have 10 days to sign and return it.
- Leaving? The lease ends on its end date — there's no automatic month-to-month, so line your next place up against that date and coordinate the move-out walkthrough with us.
- Leaving early? Talk to us first. Rent and your utilities run until the term ends or a replacement tenant signs, plus re-rental costs — the lease policy page spells it out. A planned exit always costs less than a surprise.
The cleaning checklist (straight from the lease)
- Refrigerator cleaned inside and out (racks and bins too), stove exterior and oven cleaned.
- Sinks, tubs, toilets, and kitchen cabinet shelves cleaned.
- Windows, mirrors, and light fixtures cleaned — replaced if broken.
- Floors: vacuum carpet, clean vinyl/tile.
- Nail holes patched, working bulbs in every fixture, working batteries in every smoke/CO detector (and every detector still on the ceiling where it belongs).
- Everything out — belongings, furniture, vehicles, and all trash, from the unit and the property.
Whatever's left undone gets done at labor-and-materials and billed against the deposit — and belongings left behind are treated as abandoned seven days after notice, with disposal billed too. An empty, clean, photographed unit is a full deposit.
The mechanics
- Walkthrough: we inspect together against the move-in form — that's why noting everything at move-in mattered. Normal wear is normal; damage and dirt are not.
- Keys: every key comes back, including copies — $25 per key otherwise.
- Utilities: keep them on through your final day (a dark unit can't be inspected), then schedule the transfer out.
- Forwarding address, in writing: the lease requires it for your deposit accounting to be sent. No address, no accounting — don't skip this one.
- And the big one: the deposit is not your last month's rent. Skipping the final payment and "using the deposit" is a lease violation that costs more than it saves.
